Roles and Responsibilities
- Review and verify Change Order Request pricing from subcontractors
- Ensure that labor and material quantities correspond to the change in scope.
- Ensure that labor and material rates are within the industry/project standard.
- Ensure that overhead and profit markups are within the project allowable limit.
- Verify time and material tickets
- Notify Project Team of any requests for time extension/time impacts on submitted change orders
- Interpret RFIs, ASIs, Bulletins, Change Documents for potential cost impact
- Overlay construction plans and provide narrative of changes
- Perform Quantity takeoffs in OST and Bluebeam
- Communicate effectively with subcontractors, to identify and resolve discrepancies in pricing, via email and via phone.
- Follow up on pricing requests, track down pricing from subcontractors.
- Compare subcontractors’ change order log to O’Neil Subcontractor Tracking log. Identify and resolve discrepancies.
- Prepare Change Order pricing packages, so the packages are ready for submission to Owner.
- Support Change Management Team Lead.
Required Qualification
- Must speak, read and write fluent English
- Proficient in Microsoft Excel
- Keen attention to detail
- Proficient in reading construction plans, drawings, and specifications
- Project Management skills
- Ability to perform quantity survey (take-offs) and identify different construction materials
- Juggle multiple tasks and prioritize effectively to meet all deadlines.
Minimum Qualifications
- Bachelor’s degree in Engineering or Construction related field
- 3 years minimum combined work experience in building construction and estimating
- Proficient with the following software programs:
- Microsoft Office (Excel, Word, and Outlook, PowerPoint, Teams)
- On Screen Takeoff (OST)
- BlueBeam
- Box
- CMiC
- PlanGrid
- Familiar with the Uniform Building Code (UBC), International Building Code (IBC), and International Code Council (ICC)Familiar with different types of building construction (i.e.Type I; II; III; IV; V)
- Familiar with the different types of estimating format (by Trade; by Division and Systems or Assembly)
- Proficient in reading plans, drawings, specifications, and other construction documents
